Terms and Conditions of Booking

1.The hiring contract is between the Hirer and the Owner of the lodge.

2.The person signing the form does so in agreement with the terms and conditions of booking with the authority to agree to them on behalf of all other members of the party. The person signing the form must be a member of the party over the age of 18 years.

3.The maximum occupancy of the lodge is six people of any age. Bookings cannot be accepted from groups of young people under the age of 18 years. The Hirer may not sub-let,transfer the booking or share with anyone other than those listed on the booking form.

4.Bookings must be made on the booking form and sent with a cheque for £100 which forms a non-refundable deposit. Though we will endeavour to ensure that availability information is up to date, please do not make further arrangements regarding your holiday until you have received written confirmation that we have received your booking.

5.Full payment is due eight weeks before the beginning of the hire period. No reminders will be sent and non-payment of the balance will be construed as cancellation on the part of the Hirer. If the booking is made within eight weeks of arrival, full immediate payment is required with the booking form.

6.If for any reason the property is not available for the dates booked all monies paid in advance will be returned in full. The Hirer shall have no further claims against the Owner.

7.If the Hirer chooses to cancel the booking for any reason following payment of the deposit but before the balance has been paid no monies will be returned to the Hirer. If the Hirer chooses to cancel after full payment has been paid no monies will be returned to the Hirer unless the Owner is able to re-let the lodge for the same or greater period of time for the same or greater charge. In this case the rental charge will be returned to the Hirer less £100 handling and administration charge. It is recommended that the Hirer takes holiday cancellation insurance.

8.For repeat customers we are happy to take provisional bookings for the following or subsequent years without immediate payment of a deposit. The deposit becomes payable when the tariff for the relevant year has been set, usually by October of the preceding year.

9.The Hirer agrees to pay for any breakages, damage or losses to the lodge, furnishings or inventory which should be reported to the owners immediately. The lodge must be left in a clean and tidy state at the end of the visit and the Hirer will be responsible for any additional cleaning costs incurred.

10.The Owner may occasionally need access to the lodge for urgent repairs or maintenance. We will attempt to keep disruption to a minimum but the Hirer must permit the Owner or his appointed agents reasonable access to the property.

11.The cost of rental includes the hire of bed linen. Your beds will be made up for your arrival.  Can you please ensure that you bring a waterproof mattress cover for younger guests.Towels for personal use in the lodge are provided but these should not be taken from the lodge – please bring separate beach towels.

12.The lodge will be available from 3pm on the day of your arrival and must be vacated by 10am prompt on the day of departure.

14.Every care has been made to indicate possible hazards in the lodge. It is the Hirer’s responsibility to make an inspection of the property on arrival in order to note any potential hazards, paying particular attention when guests are staying with young children. Please read any safety notices provided carefully.

15.Parking for one vehicle is adjacent to the lodge. Lorries, vans, camper vans, trailers, boats and commercial vehicles are not permitted in the park unless by prior arrangement. There is no camping or sleeping in camper bans permitted. Motorised bikes and scooters are not permitted on the park. The speed limit is 5 mph and all vehicles must give way to pedestrians.

16.The Lodge is a no smoking area

17.Barbecues are permitted but not supplied. Please site the barbecue in consideration to the safety of yourself and the property and consideration of others. Barbecues must be raised off the ground and must not burn the grass. Barbecues are not permitted on the decking area.

18.All information on our website is given in good faith. Distances are approximate. Facilities can be occasionally altered or withdrawn for reasons beyond the Owner’s control. The Owner cannot be held responsible for building or road works, noise from machinery, animals or rural activities in the area.

19.Where VAT is chargeable the tax is included in all stated prices. Should the prevailing rate of tax vary the rental will vary accordingly and a further invoice issued. Failure to pay any extra amount will be construed as cancellation on the part of the Hirer and the cancellation process followed.

20. We work very hard to ensure that you have a pleasant stay. If you feel you have cause for complaint please notify the Owner immediately and in any case within 48 hours. This gives the Owner an opportunity to rectify any shortfall so that you can enjoy the rest of your stay. If you feel that the complaint still remains unresolved please notify the owner in writing within 7 days of your departure. The owner cannot subsequently consider any complaints or enter into correspondence about them unless this procedure has been followed.
